All levels of government and their agencies, including school districts, public safety and emergency services operate in an economic climate that is just as changeable and challenging as today's corporate world. Capital for day-to-day operations and infrastructure projects is largely dependent on tax dollars. Without those tax dollars, needed projects are delayed, scaled back or even canceled; and more often than ever critical staffing positions are being eliminated entirely.
CCG works with public entities every day by helping them analyze their wireless real estate assets and determine best opportunities to maximize current and future value. This is a growing par to our business because we offer the flexibility and value that public entities need to meet current capital needs while maintaining long term value and control over their assets.
Let us show you our Flexible Terms:
- CCG Offers a Variety of Purchase Terms - Our purchase terms can be fixed anywhere from 15 to 50 years or be structured as a Perpetual interest. If flexibility and control are your paramount concerns, we can work on a shorter purchase term. If maximum proceeds up front are needed, a longer term may be more attractive. We tailor our transactions to find the ideal combination of term and price to achieve the best overall value for all involved.
- Partial Lump Sums - CCG can and does purchase less than a 100% interest in the in-place lease(s). Some public entities may want the power of the Lump Sum while retaining some percentage of the monthly lease income. We recognize this and will work with you to achieve your goals.
- Easement vs. Master Lease - While a telecommunications easement is our preferred deal structure, we can provide alternative options to those property owners (particularly public entities) that are not predisposed to grant an easement.
Site Marketing – An important part of every CCG transaction, regardless of the terms described above, is that we actively work to bring additional tenants and rent to the sites where we make investments. In any type of real estate investment or ownership, everyone knows that location is critically important. In our niche of real estate, wireless installations, there are very small number of tenants that use towers and rooftops. With that in mind, CCG has successfully cultivated friendly and collaborative relationships with our carrier and tower company tenants.
Many groups talk about site marketing with no way to substantiate their claims.
